Job Description:
We are seeking a Project Manager to lead a $13M multifamily project. The ideal candidate will have at least 5 years of experience in the construction industry, including serving as a Project Manager on multifamily projects valued at $10 million or more. A strong understanding of construction regulations, safety standards, and building codes is essential, along with demonstrated leadership, communication, and multitasking skills. Proficiency in Procore and Microsoft Office is required. The role involves managing contracts, budgets, documentation, subcontractors, and client relationships to ensure timely and cost-effective project delivery. Candidates should also have solid experience in construction financial management, including converting estimates into job budgets, creating purchasing schedules or buyout logs (defining scopes, assigning responsibilities, and determining costs), and performing ongoing cost tracking and forecasting.

Qualifications:
- Minimum 5 years of experience as a Project Manager
- Proven experience managing large-scale construction projects, especially multifamily projects over $10M
- Strong knowledge of construction regulations, building codes, and safety requirements
- Proficiency in Procore and Microsoft Office Suite
- Strong leadership, communication, negotiation, and multitasking skills
- Experience in construction financial management, including:
- Translating estimates into job budgets
- Developing purchasing schedules or buyout logs (defining scopes, assigning responsibilities, and determining costs)
- Ongoing cost tracking and forecasting
- Willingness to travel to job sites
- Experience with contract and subcontractor management
- Skilled in document control and maintaining organized project records
- Responsible for compiling monthly project billings and monitoring financial health
- Experience soliciting bids and negotiating subcontractor change orders
- Ability to track owner delays and reimbursable schedule impacts
