Use tools ranging from common hand and power tools, such as hammers, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
•Perform routine preventive maintenance to ensure that equipment continues to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate.
•Inspect, or test equipment to diagnose machine malfunctions.
•Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.
Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment.
•Inspect drives, motors, and belts, check fluid levels, replace filters, or perform other maintenance actions, following checklists.
•Clean or lubricate shafts, bearings, gears, or other parts of machinery.
•Adjust functional parts of devices or control instruments, using hand tools, levels, plumb bobs, or straightedges.
•Repair or replace defective equipment parts, using hand tools and power tools, and reassemble equipment.
•Record type and cost of maintenance or repair work.
Mechanical: From door knobs and hinges to drywall, plaster and paint. Repair and replacement of minor and some major HVAC equipment. Electrical fixtures and ballasts replacement and repair. Preventative maintenance and like-in-kind repair and replacement.
Electrical: Switch and outlet repair and replacement. Changing lights and ballasts. Troubleshooting lighting and fixtures
HVAC: Preventative Maintenance, changing filters and cleaning. Troubleshooting replacing parts and repair.
Maintains the safe operation and maintenance of building facilities, electrical and mechanical systems and plumbing.
Is responsible for operating and maintaining specific equipment, conducting surveys and inventories, performing preventive maintenance activities, responding to customer complaints and repairing equipment.
Reads and interprets blueprints, drawings, schematics and written technical machinery documents to troubleshoot areas and make repairs accurately.
Ensures compliance with applicable regulations, policies and procedures. May perform daily chemical tests on water systems and adjust chemical mixtures and feed rates.
Installs wall hung furnishings and equipment.
Maintains related computer databases.
Performs related responsibilities as required.
Interior and Exterior work so must be comfortable working in the elements, but don't force anyone to work in bad weather.
5am - 9pm M-F
8am - 8pm
General hours are 8am-5pm
Monday-Friday and then occasional work when on call every 3rd week.
Furthest North: Canton, Kennesaw, Forsyth County.
East: Memorial Drive/Downtown
West: Just outside perimeter west.
Take their Company vehicle home every day. Plan their days accordingly based on their routes. Evening calls and weekend calls are potentially going to happen. On call rotation happens on the nights and weekends as well. This is done in a rotation. This will be the 3rd technician so every 3rd week this person would be on call.

Additional Skills & Qualifications:
Must have minimum of 2 years of experience in commercial building maintenance
No certifications are necessary, but EPA and HVAC certs are "nice to have"
They will not touch refrigeration at all
Basic tech school is a plus
Good communication skills are important because client interaction is necessary.
Work order system experience is preferred, but will be trained on that
Basic computer understanding is a must as they will not be trained on how to open and utilize applications
Handheld smart phone
Performance evaluated based on the work order system. Formal evaluations done every 90 days.
