Job Title: Commercial Construction Assistant Project Manager


Job Description

We are seeking an Assistant Project Manager with experience in construction project engineering. This role involves working on diverse projects such as schools, public buildings, fire stations, and hospitals, focusing on commercial and ground-up construction. The ideal candidate will have experience managing both large and small projects, typically ranging from $3 million to $5 million, and at least three years of experience in the construction field.


Responsibilities

  • Assist in managing multiple projects simultaneously, ranging from 2 to 14 projects depending on their size.
  • Plan, organize, and direct activities related to the construction and maintenance of structures, facilities, and systems.
  • Study job specifications to determine appropriate construction methods, time, and costs.
  • Prepare contracts and negotiate revisions, changes, and additions to contractual agreements with architects, consultants, clients, subcontractors, and suppliers.
  • Obtain all necessary permits and licenses.
  • Schedule projects in logical steps and allocate budgeted time required to meet deadlines.
  • Explain plans and contract terms to field personnel, administrative staff, and other stakeholders.
  • Inspect and review projects to ensure compliance with building and safety codes and other regulations.
  • Confer with supervisory personnel, owners, contractors, and design professionals to resolve complaints and problems.
  • Engage in long-term planning of the project and ensure all schedules are met and quality control is maintained.
  • Assist co-workers as needed to meet the company's overall business objectives.
  • Demonstrate knowledge of company policies, standards, and procedures.
  • Apply knowledge of business and management principles in strategic planning and resource allocation.

Essential Skills

  • Experience in commercial, institutional, and school construction projects.
  • Proficiency as a Project Engineer in general construction.
  • Strong understanding of construction methods, time management, and cost estimation.
  • Ability to negotiate and prepare contracts and agreements.
  • Knowledge of building and safety codes, as well as necessary permits and licenses.
  • Capability to plan and budget project timelines effectively.
  • Excellent communication skills to explain plans and contract terms to team members.

Additional Skills & Qualifications

  • Familiarity with AIA 17 division breakdown.
  • Understanding of business and management principles.
  • Knowledge of the company's equipment, applications, and resources.

Work Environment

The position is primarily office-based, with occasional visits to job sites. Jobs are managed on-site by the superintendent, and the Assistant Project Manager will support the Project Manager to manage the superintendent and other site personnel. The role involves managing paperwork and other administrative tasks from the office. Enjoy a brand new office in a great location with on-site parking and a small, personal team atmosphere. Smaller teams work directly with the president on interesting larger projects
