Job Description
We are seeking a dedicated Resident Property Manager to provide exceptional customer service to residents, potential tenants, and vendors. In this role, you will acquire thorough knowledge of lease agreements to effectively solve problems and facilitate the timely completion of tenant requests. You will master leasing workflows, complete lease administration duties, and ensure compliance with Fair Housing guidelines. Additionally, you will be responsible for overseeing apartment turnovers and inspections, managing vendor relationships, and facilitating tenant maintenance requests.
Responsibilities
- Provide excellent customer service to residents, potential tenants, and vendors.
- Acquire thorough knowledge of lease agreements to solve problems effectively.
- Develop strong working relationships with maintenance staff and vendors.
- Master leasing procedures from lead to move-in.
- Complete lease administration duties related to tenant move-in activities.
- Maintain complete and accurate lease and property files.
- Ensure compliance with Fair Housing guidelines.
- Facilitate the successful completion of tenant maintenance requests.
- Enter and monitor maintenance work requests for timely completion.
- Follow-up with maintenance staff and tenants regarding work orders.
- Oversee apartment turnovers, including move-ins and move-outs.
- Inspect apartments and manage vendor interactions.
Essential Skills
- 3-5 years of experience as a resident manager.
- Leadership experience, including managing a team of three.
- Proficiency in Property Management Software (AppFolio is ideal).
- Experience in leasing and property management duties.
- Knowledge of Montgomery tenant laws.
- Proficiency in Microsoft Word and Excel.
- Excellent attendance and punctuality.
- Professional appearance and attitude at all times.
- Ability to walk for 30-60 minutes showing apartments across the property.
- Ability to climb up to 3 flights of stairs while showing apartments.
Work Environment
The work hours are 9 AM to 5 PM, Monday to Friday, with the expectation to work onsite. The team consists of 3 members on the property, including 2 maintenance staff and 1 groundskeeper/janitorial staff. Flexibility to work remotely is available during adverse weather conditions. Many employees live onsite with rent fully covered by the company.
