Job Title: Construction Project Manager 5
Job Description
This Construction Project Manager role supports leased datacenter projects by assisting a Lease Construction Manager in driving projects from planning through operational readiness. You will track project milestones and readiness-for-service dates, conduct weekly site visits to evaluate progress against the schedule, and ensure all stakeholders meet safety, quality, and compliance standards. The position blends hands-on field oversight with structured reporting, documentation, and process improvement, offering a strong path toward full Lease Construction Manager responsibilities.
Responsibilities
- Track project milestones, readiness-for-service (RFS) dates, and early access requirements to keep projects on schedule.
- Conduct weekly site visits to datacenter construction sites in Northern Virginia to assess progress and compare actual work to the project schedule.
- Maintain comprehensive project documentation, including logs, reports, and records, to support transparency and traceability.
- Update dashboards and progress reports to provide clear visibility into schedule status, risks, and upcoming activities.
- Monitor task completion and identify potential risks, delays, or issues, escalating concerns promptly and proposing mitigation plans.
- Support sequencing and coordination of RNI early access activities to ensure smooth handoffs and operational readiness.
- Coordinate day-to-day activities with internal teams, including IT infrastructure and security, as well as external lease providers and contractors under the guidance of the Lease Construction Manager.
- Prepare and distribute meeting notes, action trackers, and follow-up communications to ensure all stakeholders understand decisions, responsibilities, and deadlines.
- Ensure contractors adhere to established safety standards and reporting requirements, reinforcing a strong safety culture on site.
- Assist with compliance audits and documentation reviews to verify that construction activities meet required standards and lease obligations.
- Monitor project budgets and validate contractor and vendor invoices against approved scopes of work and completed deliverables.
- Track lease partner deliverables, verify completion, and escalate discrepancies or non-compliance issues as needed.
- Learn and apply reporting and automation tools, including Power BI, to improve the quality, speed, and accuracy of project reporting.
- Contribute to continuous improvement by identifying opportunities to streamline workflows, reduce risk, and enhance predictability of milestone achievement.
- Support the collection of complete documentation from landlords and other partners to ensure 100% document capture and proper project closeout.
- Work toward key performance indicators related to safety, delivery dates, and other commitment dates, generating proactive insights on milestone achievement.
- Collaborate closely with project stakeholders to maintain a unified, team-oriented approach to problem-solving and project delivery.
Essential Skills
- 8–12 years of experience in construction project management, preferably on commercial or datacenter projects.
- At least 8 years of experience with mechanical, electrical, and plumbing (MEP) systems and related construction activities.
- 3–5 years of experience with core and shell construction, including structural, envelope, and base building systems.
- A minimum of 6 years of experience in project management or project coordination roles within the construction industry.
- Familiarity with electrical and mechanical systems and the basics of structured cabling in a commercial or datacenter environment.
- Strong organizational skills with the ability to manage multiple tasks, deadlines, and stakeholders simultaneously.
- Clear and effective communication skills for use in multi-stakeholder environments, including contractors, internal teams, and lease partners.
- Proficiency with Microsoft Office tools, including spreadsheets, presentations, and documentation, and a willingness to learn Power BI and automation tools.
- Education in engineering or construction, with a degree in Engineering and/or Construction Management required.
- Demonstrated stability in prior roles, typically remaining at least 1.5 years or more in recent positions and seeing projects or contracts through to completion.
- Experience in commercial construction environments, ideally with experience working for a general contractor.
Additional Skills & Qualifications
- Degree in Engineering and/or Construction Management, or closely related field.
- Detail-oriented mindset with a proactive approach to identifying issues early and driving resolutions.
- Ability to work under pressure while managing changing priorities and aggressive timelines.
- Strong interest in progressing toward full Lease Construction Manager responsibilities and broader ownership of leased datacenter projects.
- Proven ability to collaborate effectively and contribute to a cohesive, team-focused culture.
- Experience generating insights and predictability on milestone achievement, safety performance, and delivery commitments.
- Track record of completing projects or contracts without frequent job changes.
- Local experience in the Northern Virginia region, with the ability to work onsite without relocation reimbursement.
Work Environment
This position is based in Northern Virginia and follows a hybrid work model, with four days per week onsite at leased datacenter construction sites and one day working remotely as business needs allow. The typical schedule runs Monday through Friday for approximately 50 hours per week, reflecting the fast-paced nature of large-scale construction and datacenter delivery. Work is primarily conducted in active construction environments, requiring regular movement through job sites, interaction with contractors and lease partners, and close coordination with internal technical teams. You will use standard office technology, including a laptop, mouse, keyboard, and headset, to manage documentation, dashboards, and communications. Basic personal protective equipment, such as steel-toed boots, safety vest, hard hat, and gloves, is required while on site and is provided by the supplier. The culture emphasizes safety, schedule reliability, and high-quality delivery, with performance measured against key indicators such as safety metrics, delivery dates, commitment adherence, and completeness of landlord documentation. The environment rewards accountability, clear communication, and a collaborative mindset focused on delivering complex projects reliably and efficiently.
