Project Manager
- Coordinate all activities with the Superintendent and project team.
- Take full ownership of all project finances.
- Organize, understand, and maintain up-to-date contract documents.
- Prepare the project construction schedule with input from the Superintendent and required subcontractors.
- Coordinate the intent and implementation of the final project budget.
- Issue all subcontracts.
- Plan and schedule projects effectively.
- Prepare a master submittal schedule and submittal log.
- Schedule and conduct regular owner and subcontractor coordination and preconstruction meetings.
- Receive, review, document, and resolve all project-specific issues.
- Receive, review, and process all subcontractor Requests for Information and Requests for Proposal forms.
- Prepare, distribute, and acquire approval for all Owner Change Order Requests.
- Prepare and distribute all subcontractor Change Orders and associated budget revisions.
- Prepare and distribute the monthly Owner Applications for payment.
- Oversee all project administrative logs and close-out activities.
Essential Skills
- Commercial construction experience, including hotels, apartments, and retail projects.
- Proficiency in project coordination and document control.
- Experience with change orders and construction administration.
- Ability to work independently.
- Proficiency in Microsoft Office.
- Ground-up experience on projects valued at $3M+.
- Willingness to learn and adapt to processes.
- Experience in site development.
Compensation:$120000
