Job Title: Managing Broker

Provides managing broker oversight for real estate broker/agent activities on complex company-generated and New Customer Construction (NCC) projects, including acquisition and disposal of right-of-way and real property.

Manages broker/agent activities, including the following agent/broker activities:

  • Researches public and company records to determine ownership, operating rights, and other real property issues
  • Prepares correspondence and complex real estate documents (i.e. easements, deeds, leases, permits, consent agreements, etc.) -per agency instruction and appropriate level of document preparation
  • Responds to internal and external requests regarding assigned real estate issues
  • May review, negotiate, secure, and/or summarize client’s operating rights on public or private property and/or company fee-owned property

Additional Responsibilities:

  • Coordinates broker/agent activities with client’s service providers and project teams
  • Reviews client and/or company documents and correspondence for accuracy regarding broker/agent activities
  • May order, review, and interpret simple or complex appraisal reports
  • Reviews surveyor and broker/agent interpretation of real property legal descriptions
  • May negotiate with landowners attorneys to acquire or dispose of property rights for client, including but not limited to easements, permits, licenses
  • May negotiate the purchase, lease, sublease, and/or disposal of real property
  • Represents client’s interest with customers and government agencies
  • Responds to internal and external real estate inquiries when required by client
  • Assists with cost estimates for project budgeting purposes
  • Works with interdisciplinary teams and agent/broker to resolve encroachments and other legal challenges
  • If necessary, participates with client’s legal counsel in litigation processes, including condemnation, if any
  • Prepares, issues, and renews Limited Use Permits
  • Leads and trains agent/broker within the company
  • May perform other duties as assigned

Additional Skills & Qualifications:

  • BA/BS degree in Business Administration or related field or equivalent experience
  • 5 years of relevant work experience in acquisition/management/transfer of land rights needed for utility or transportation infrastructure
  • Washington Real Estate Managing Broker’s license

Work Environment

The role is primarily remote with occasional on-site travel required.
