Job Title: Right of Way AgentJob DescriptionThe Right of Way (ROW) Agent will work under the guidance of the Lead Agent or ROW Supervisor and is expected to have a comprehensive understanding of all right of way disciplines, including title, permitting, acquisition, and documentation. The ideal candidate should be well-versed in property valuation, survey drawings, and alignment sheets.Responsibilities<ul><li>Assist the ROW Supervisor in providing guidance to ROW Agents.</li><li>Secure permission to enter properties from landowners and tenants.</li><li>Negotiate for ROW options, easements, fee interests, and curative documents while maintaining the ROW price policy.</li><li>Assist in developing a construction line based on conditions or restrictions placed on the ROW by landowners or tenants.</li><li>Maintain a detailed diary with facts of each contact for every property owner and tenant on a project.</li><li>Prepare a detailed weekly activity report and maintain a log of all payments.</li><li>Negotiate damage settlements as required.</li><li>Support all construction activities as needed.</li><li>Document all ROW activities.</li><li>Adhere to the project Safety Plan.</li></ul>Essential Skills<ul><li>Strong communication and people skills.</li><li>Experience in sales, real estate, and utility industry.</li><li>Knowledge in acquisitions, permitting, property values, easements, and survey permissions.</li></ul>Additional Skills &amp; Qualifications<ul><li>Associate's degree preferred or relevant experience.</li><li>SR/WA or other IRWA designation and Notary Public certification.</li><li>Experience with right of way or real estate services for public organizations.</li><li>Broad knowledge of procedures to acquire real property interests for public utility/infrastructure projects, including condemnation.</li><li>Familiarity with laws and regulations involving real estate transactions and Eminent Domain.</li><li>3 to 5 years of experience.</li></ul>Work EnvironmentThe role involves fieldwork, meeting with customers regarding ROW activities. For candidates outside the State of Iowa, a per diem arrangement of 7 days at $178 a day is available.
