The HVAC Technician 2 plays a key role in maintaining, repairing, and optimizing commercial HVAC and building systems to ensure safe, reliable, and efficient facility operations. This position combines strong technical expertise with a commitment to safety, preventive maintenance, and high-quality customer service in a climate-controlled environment.
Responsibilities- Apply comprehensive knowledge of safe work practices, particularly when working on energized equipment, at heights, and in confined spaces.
- Recognize, assess, and mitigate or eliminate risks in daily work activities to maintain a safe work environment.
- Select, understand, and properly use appropriate personal protective equipment (PPE) for all associated tasks.
- Train, teach, and coach a workforce of Lead Engineers, Facility Engineers, and Maintenance Technicians as requested by supervisors.
- Perform hands-on repairs and maintenance on commercial HVAC systems, including chillers, cooling towers, pumps, motors, air handlers, automation and controls systems, and associated electrical and pneumatic systems, using industry-standard tools and in accordance with applicable codes, laws, and regulations.
- Perform preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and other building systems to keep properties in peak operational condition.
- Perform maintenance, monitoring, and repairs to mechanical, plumbing, structural, furniture, fire, life safety, and control systems to ensure facility and building systems meet applicable standards.
- Maintain responsibility for facility services, preventive maintenance programs, purchasing and inventory control, contracted maintenance, general maintenance, and technical proficiency.
- Clean, inspect, calibrate, and replace parts on HVAC systems and associated equipment to maintain optimum performance levels.
- Record equipment readings and make necessary adjustments to ensure proper operation of all systems.
- Comply with departmental policies for the safe storage, use, and disposal of hazardous materials, maintaining a clean and safe workplace.
- Monitor the quality and pricing of maintenance work performed by outside contractors and provide feedback or recommendations as needed.
- Comply with all safety procedures, maintain good housekeeping practices, and ensure the safety of work areas.
- Recognize potential dangers and safety hazards and propose effective methods to eliminate or reduce them.
- Provide professional customer service by assessing customer needs, meeting quality standards for services, and contributing to the evaluation of customer satisfaction.
- Perform any other duties and tasks assigned to support facility and building operations.
- High school diploma or equivalent.
- At least 5 years of experience maintaining and repairing commercial building systems.
- Hands-on skills and knowledge to repair and maintain commercial HVAC systems, including chillers, cooling towers, pumps, motors, air handlers, automation and controls systems, and related electrical and pneumatic systems.
- Experience performing preventive maintenance and repair work on HVAC, mechanical, plumbing, electrical, and other building systems.
- Ability to analyze the operation of commercial or industrial mechanical, electrical, plumbing, and HVAC systems, determine the cause of problems or malfunctions, and take appropriate corrective action.
- Comprehensive understanding of safe work practices for energized work, working at heights, and confined spaces.
- Ability to recognize, assess, and mitigate or eliminate safety risks in the workplace.
- EPA 608 Type II Certification.
- Working knowledge of computer applications, including Word and Excel.
- Strong customer service skills, including the ability to assess customer needs and meet quality standards for service delivery.
- EPA 608 Universal Certification (preferred).
- Experience with facilities maintenance, building maintenance, and general maintenance in commercial environments.
- Skills in HVAC installation, troubleshooting, and repair.
- Background in electrical maintenance and repair related to building systems.
- Ability to train, coach, and support other engineers and maintenance technicians.
- Familiarity with preventive maintenance programs and inventory control processes.
- Understanding of departmental policies for safe storage, use, and disposal of hazardous materials.

Job Type & LocationThis is a Permanent position based out of Phoenix, AZ.
Pay and BenefitsThe pay range for this position is $28.00 - $33.00/hr.
