Job Description
The Construction Project Manager is responsible for the successful planning, execution, and delivery of multifamily construction projects from preconstruction through closeout. This role oversees all contractual, financial, scheduling, and administrative aspects of projects while coordinating closely with superintendents, subcontractors, owners, architects, and internal leadership to ensure projects are delivered on time, within budget, and to quality and safety standards. This includes estimating and managing projects.
Responsibilities
- Manage the full project lifecycle from contract award through final closeout.
- Develop and maintain project schedules, budgets, and work plans.
- Coordinate with the Superintendent to ensure field operations align with the project plan.
- Lead project kickoff meetings, OAC (Owner-Architect-Contractor) meetings, and progress updates.
- Monitor schedule impacts, manpower planning, and material procurement.
- Prepare, track, and manage project budgets, cost reports, and cash flow.
- Review and approve subcontractor pay applications and owner billings.
- Manage change orders, scope revisions, allowances, contingencies, and value engineering efforts.
- Forecast costs and identify potential financial risks throughout the project.
- Procure subcontractors and vendors, including bid review, leveling, and contract execution.
- Coordinate subcontractor scopes, sequencing, and performance.
- Resolve subcontractor issues, scope conflicts, and schedule impacts.
- Enforce contract requirements and ensure compliance with project documents.
- Manage the flow of RFIs, submittals, shop drawings, and design clarifications.
- Coordinate with architects, engineers, and consultants to resolve constructability issues.
- Maintain project documentation including logs, meeting minutes, reports, and correspondence.
- Ensure accurate as-builts, closeout documents, warranties, and owner turnover.
- Promote and enforce company safety policies and OSHA requirements.
- Work with the Superintendent to ensure quality standards are met for all scopes.
- Participate in inspections, punch lists, and final acceptance activities.

- Bachelor’s degree in Construction Management, Engineering, or a related field (or equivalent experience).
- 5+ years of experience managing ground-up or large-scale multifamily construction projects.
- Strong knowledge of construction sequencing, means and methods, and building systems.
- Proven experience managing project budgets, schedules, and subcontractor performance.
- Excellent communication, leadership, and problem-solving skills.
The work environment involves both office and on-site settings. The candidate will work closely with various stakeholders including superintendents, subcontractors, and architects. Safety protocols and OSHA requirements are strictly enforced to ensure a safe working environment. The position requires the ability to manage multiple tasks and responsibilities efficiently while maintaining high quality and safety standards.

Pay and BenefitsThe pay range for this position is $95000.00 - $105000.00/yr.
